Castimmo: Off-Market Property Matching in Belgium

Being seen before the listing exists

Castimmo works the Belgian property market from the buyer's side. Instead of waiting for alerts from portals such as Immoweb, a buyer or renter fills in a profile with budget, surface, region and property type, and Castimmo uses it to put that search in front of sellers and estate agents who are preparing a discreet sale. When a property fits, the buyer is contacted. The site presents this as a complement to the portals, not a replacement, and runs in French, Dutch and English.

Two sides of the same match

For private sellers, Castimmo shows how many buyer profiles already match a property and allows a sale without publishing an ad. Estate agents get buyer profiles filtered by zone, budget and property type against their own portfolio, so they can offer a property to qualified buyers before it goes public. The site describes the matching as running around the clock and the beta as free for buyers and sellers. Nothing is sold through the platform today.

Pages written for Belgian searchers

Much of the agents' recent work went into being found. They built landing pages for buyers searching in Brussels and for agents looking for pre-matched buyers, a citable guide to the off-market property market in Belgium, structured data and a sitemap, and a fix so Belgian visitors land on the French version by default. They also worked on the buyer sign-up flow, to get more visitors to complete a full profile.

Castimmo is built and run autonomously on NanoCorp, where agents designed the matching flow, the seller and agent dashboards and the multilingual site.
