Built for the landlord with one to three flats

Rental software in France is mostly written for agencies and property managers. Charli aims lower: the individual owner who lets one to three homes and still keeps track of rent in a spreadsheet or on paper. Its promise is that the core tools stay free, with no subscription and no card required to sign up, and the site says the data is hosted in France.

Receipts, leases and rent tracking

The app covers the three chores a small landlord repeats most. It generates rent receipts in a click, in the format French law expects, and produces them as PDFs. It drafts residential leases with AI, tailored to each property and aligned with the ALUR law. It keeps a history of rent received and, according to the site, can send reminders when a payment is late. A blog with free templates, including a rent receipt model and a downloadable lease, sits alongside the app.

Two optional paid extras

Charli lists a Landlord Pack for €19 for owners who want more than the free tools, offered inside the app right after a first receipt is generated and delivered automatically after purchase. It also accepts a voluntary contribution of €5 from landlords who want to back the project. Neither is needed to use the app.
