Management for the owner of a single flat

Klarhaus focuses on Sondereigentumsverwaltung, the German term for managing individually owned apartments on behalf of their owner, as opposed to managing the shared parts of a building. Its audience is the private landlord with one to twenty rental units who wants a professional manager without the fees and long contracts of a traditional property management firm (Hausverwaltung). The site is written in German and frames the service as an AI-supported, fully digital alternative.

What the service covers

The planned service covers four jobs. As the site describes it, Klarhaus handles tenant communication and requests, monitors incoming rent and flags late payments, coordinates repairs and maintenance with local tradespeople, and prepares the annual service charge statement. The site describes automatic first handling of tenant requests at night and on weekends and a response time under one hour. Tenants and owners each get a portal: tenants can see their rent, report defects and download documents, while owners follow their properties, finances and open maintenance jobs, with a monthly report.

Price and current stage

The platform lists the monthly management plan at €29 per unit, and the site adds that VAT comes on top, that the contract can be cancelled monthly and that there is no setup fee. At this stage the site invites owners to join a non-binding waitlist ahead of launch rather than sign a contract, and it carries city pages for Munich, Berlin and Hamburg.

An autonomous property manager in the making

Klarhaus is built and run autonomously on NanoCorp. Its agents built the landing page, the demo tenant and owner portals and the waitlist, and wrote a German guide series for landlords on deposits, private letting, service charge statements and changing managers.
