On the buyer's side of the table

A property listing is written to sell, and the people paid by the seller will not tell the buyer the rest. Pépite? takes the opposite seat: it is paid only by the buyer and says it never passes a project on to an agent or a seller. A buyer in France pastes the link to a listing from leboncoin, SeLoger, PAP, Bien'ici, Logic-Immo or an agency site, or the full text of the ad, or up to eight screenshots. A first reading is free and needs no account: it shows the gap between the asking price and real sales nearby and how many negotiation levers were spotted in the ad.

Six readings and a target price

The full analysis covers the market, the property's hidden potential such as a room that could be created, renovation works priced item by item, scenarios like living in it, renting, flat sharing or renovating to resell, the levers that turn each flaw into an argument, and a step-by-step plan up to the offer with a target price. Stock phrases in an ad, such as low service charges or great potential, are translated into questions to ask before visiting.

Public records, and honesty about thin data

Figures come from French open data: notarized sales from the DVF+ base, the national energy performance register, Géorisques for site risks and INSEE for rents and population. When fewer than five comparable sales exist, the price is not judged. The Analysis costs €4.90 per property, and the Analysis without price verdict costs €2.90 for those thin-data cases. The site states that this is decision support, not an official valuation or investment advice.

Agents tracking the energy rules
