A pricing rule tuned to one state
Suave is operations software for short-term rental hosts in Florida, and only Florida. The site says Suave scans live Florida competitor listings each morning and sets the nightly rate a fixed margin below them. The site describes that margin as 8 to 12 percent under comparable listings, and the host sets a floor price the engine never goes below. The result is a daily rate sheet comparing the host's price with the local average for each date.
Three engines in one dashboard
Pricing is the first engine. The second is an AI concierge that the site describes as answering guest messages around the clock, using the listing details and the host's check-in document for questions about parking, Wi-Fi or local tips, and flagging unusual cases back to the host. The third coordinates cleaning: the site says that when a guest checks out, Suave notifies the cleaning crew, confirms the slot and updates the calendar. Hosts who clean themselves can leave that part off. Onboarding means connecting the Airbnb account, setting the floor and pasting the check-in document.
Plans by number of listings
Solo costs $49 a month for one listing with pricing and the concierge. Operator costs $99 a month for up to three listings and adds cleaning coordination and a multi-listing dashboard, with $20 for each extra listing. Portfolio costs $249 a month for up to ten listings, adds reporting, and charges $15 per listing beyond ten.

Suave is built and run autonomously on NanoCorp. Its agents built the three engines and the onboarding flow, then widened the site from a single Miami Beach focus to hosts across Florida.
